Everyone knows that the only time you can tell if a market has hit bottom is the first month that prices start moving up. SO you will have already missed the bottom!
Here are some indicators to watch for to find the bottom of a market.
(Every area of Omaha has it’s own market so if you want to know information regarding a specific area or neighborhood, please let me know.)
1. Inventory has started to drop.
2.Seller’s are giving the maximum % of costs back to the buyer.
3. Prices going up…they need to be watched month to month not over the traditional 12 month time span.
4. Sellers are receiving multiple offers.
5.Days on the market begin dropping.

New paint makes the entire house smell clean and neat and can bring a home seller top dollar. If your home has chipped paint, exposed wood, or surfaces that look faded, it’s time for new paint. If your carpet is worn, dirty, outdated or an unusual color, it should be replaced.
In today’s market these cosmetic details will prevent a house from selling. Don’t think that buyers have more money than you do to freshen up a home, typically they don’t. They will simply look elsewhere for a home that needs less work.

A few things to think about…
Eyeball a neighborhood in terms of upkeep.If a drive through a neighborhood reveals junk cars, poorly kept yards and unkept homes, it’s reasonable to to fear the home values will decline. Think specific schools, not just school districts. Buying a home in the neighborhood where the “prized school” is located could be a safer bet in terms of stability of the property values in Omaha than buying within and area where schools are generally considered good.
Get a market analysis before you commit to a particular home.
